The Multiple Listing Services (MLS) Unlike most of my competitors, I have access to both of the two available local multiple listing services, MLSNI and MAP, which serve a broad geographic region, from the Wisconsin State Line south through Will County, and from Lake Michigan west to the Fox River. By using me as their agent, my clients are guaranteed access to the widest range possible of homes available for sale.

Personal Concierge Service
A few of my competitors offer separate "concierge" services to help you through the mechanics of your move. These services simply are not good enough for me: rather than pass you off to a stranger of unknown quality, I will instead personally supply service provider resources and discounts, advice, and support to you throughout--and even long after--your transaction. Simplifying the process is part of my job!

Dual Agency Occasionally, the situation arises in which I am working with a buyer who's interested in a property for which I am the listing agent of the seller. This situation is called "dual" agency. In such a case, Illinois Law and the ethics code would allow me to mediate between you and the seller, but I would be unable to counsel either party on value or negotiating strategy, as to do so would place me in a position of conflicting interest. Because of the potential for a conflict of interest, I have made a determination in my practice that I do not represent buyers and sellers in the same transaction. Should a dual agency situation arise, I will be happy to recommend another great agent to represent you.

Commissions In the vast majority of cases, the commission is paid by the seller at closing. In the unlikely event that another arrangement must be made, I will give you the opportunity to approve it, in writing, before the property is shown to you.
