Finding the Right Seller The best seller is one who is highly motivated. A highly motivated seller is more likely to sell for less than his or her house is worth.
As your agent, I work hard to discover the seller's reasons for selling, which could be anything including job relocation or change, divorce, or financial problems. If we can solve their problem, whether it's cash-related (price) or time-related (closing date), I almost always suggest that we do so. For example, if the sellers are highly motivated because they need to move quickly, we can offer them a fast sale - and a lower price - and have a chance at success. If you can make an offer, even a low one, that gives them cash in a short time, such a seller may be more likely to accept.
Not every seller is as genuinely motivated as one might assume. Here are some red flags:
• sellers who stall on having the home appraised or inspected
• sellers who are unable to clear up liens against their property
• sellers who do not own 100% of their property
• sellers who push back the move-out date
• sellers who do not have a replacement property or back up plan
It is impossible to find the perfect seller. But it is usually possible to find out which sellers are legitimate and which ones aren't, which saves both of us a lot of hassle and wasted time!
